Condado only. Every apartment is in one building at 56 Calle F. Krug. Santurce, Old San Juan, Isla Verde and Ocean Park are neighbouring districts people compare, but KTJ Krug does not operate inventory there.
No. Street parking in Condado is regulated and tight, and most long-stay guests arrange a monthly garage space separately. The Condado parking guide on this site covers garage rates, resident permits and curb rules.

Condado, San Juan, about a one-minute walk from Condado Beach.
Yes. Winter-season stays - the snowbird pattern of three months or more, arriving from a colder climate - are a normal part of the calendar here. Tell us your arrival and departure dates and we confirm availability and the rate for that period.
Send the full window you need. The term can run from a 30-day minimum to 12 months or longer, and availability is confirmed for those exact dates rather than held open.
Winter and snowbird stays.
Winter-season stays — the snowbird pattern of three months or more, arriving from a colder climate — are a normal part of the calendar here. For what those stays look like month by month, see winter long-term rentals in Puerto Rico for snowbirds.
Renting by the month, in detail.
Most of what decides a monthly rental is not the apartment. It is the term, the parking, what the rent actually covers, and whether the neighbourhood puts you where you need to be. These are the questions that come up before a lease is signed.
What the monthly rent covers
A furnished apartment, a full kitchen with stainless appliances, air conditioning in every room, a private balcony, 1 Gbps fiber internet, and on-site laundry. Each apartment also has its own dedicated backup battery covering the lights, the internet router and the refrigerator, and the building holds a water cistern. Utility setup is coordinated with you, and the lease and utility information are provided in writing. There is no furniture to buy and no utility account to open before you arrive.
Terms: 30 days to 12 months
The minimum stay is 30 days and the term can run to 12 months or longer. Month-to-month and six-month arrangements are normal here rather than exceptions, and the exact term is confirmed in the lease offer for your dates. Because the term drives availability, sending the full period you need at the first enquiry is what makes a quick answer possible.
The neighbourhoods people compare
Condado is where this building sits: beach across the street, restaurants and groceries within walking distance, ten minutes from Old San Juan by car. Santurce, immediately inland, is denser and more residential, with the arts and food scene along Calle Loíza. Old San Juan is historic and walkable but tourist-heavy, and monthly parking is genuinely hard there. Isla Verde is closer to the airport and runs a hotel-and-beach strip. Ocean Park is quieter and residential, one neighbourhood east. KTJ Krug operates in Condado only, so treat the others as context rather than as our inventory.
Parking in Condado
Street parking in Condado is regulated and tight, and most long-stay guests end up in a monthly garage space rather than circling the block. The Condado parking guide covers garage rates, resident permits and the curb rules in detail. Parking is not bundled into the rent; it is arranged separately, and the cost depends on the garage.
Who rents monthly here
Remote workers and digital nomads on a three-month block. Snowbirds arriving for the winter. Travel nurses and clinicians on 13-week assignments. Corporate and relocation stays, including Act 60 newcomers who need a base while they house-hunt. Households between homes during a purchase or a renovation. Families who want the whole building for a reunion. The common thread is a stay too long for a hotel and too short for a standard one-year lease.
Furnished or unfurnished
An unfurnished lease in Puerto Rico means buying furniture, appliances and often a generator before the first night, which is a poor use of a three-month window. Furnished is what makes a 30-day start possible here: the apartment is complete on arrival, the internet is already live, and the only variable left is the term. If you are staying a year or more and want your own furniture, that is a different search and this building is not it.
If your situation has its own name.
Most monthly stays here fall into one of a few patterns, and each has a guide that goes further than this page can. They are written for the situation rather than for the neighbourhood, because the situation is what decides the term, the paperwork and the budget.
