For Adjusters and Housing Coordinators
ALE Housing for Insurance Adjusters in San Juan, Puerto Rico
When a policyholder is displaced, the adjuster owns a file that has to stay clean while the household moves fast. The parts that usually slow a placement down are not the apartment: they are the bedroom count, the exact dates, the occupancy, the invoicing contact, and whether the paperwork that comes back will be accepted by the claim handler on the first submission. This page is written for the adjuster, case manager, relocation coordinator or public adjuster doing that work in San Juan.
KTJ Krug LLC holds ten furnished apartments in a single building at 56 Calle F. Krug in Condado, San Juan, ranging from two to three bedrooms and including penthouse units. Placements are accepted by direct enquiry for 30-day, 60-day, 90-day, or longer anticipated periods. Availability, the applicable minimum stay, and the rate are confirmed on enquiry rather than published, because they move with the building's occupancy.
What to send, and what comes back
A placement can be quoted from five facts. In return the file gets one lease and one running set of receipts, not a stack of channel statements.
| What the adjuster sends | What KTJ returns |
|---|---|
| Requested dates and the full anticipated period | A written quote for that period, with the minimum stay that applies |
| Household size and bedroom count | A specific apartment matched to the household, with square footage |
| Occupant names and arrival timing | A lease for the placement, and after-hours self check-in where needed |
| Billing contact, plus claim or purchase-order reference | An invoice addressed as instructed, from KTJ Krug LLC |
| Required documentation format for the claim file | Itemized receipts in that format, as the stay progresses |
Documentation built for ALE reimbursement
An ALE-ready lease and itemized receipts are provided for insurer and agency placements. The one thing worth doing early is stating the required documentation format before the placement starts, so the paperwork matches what the claim handler needs instead of being resubmitted later. Stays are invoiced directly by KTJ Krug LLC, and the insurer, adjusting firm, ALE coordinator or other responsible organisation should identify the correct billing contact and any required claim or purchase-order reference.
Extensions work the same way. An extension can be requested and is subject to availability, and the adjuster or housing coordinator should request the additional dates before the current placement ends.
Furnished apartment or extended-stay hotel
This is the decision that shapes the rest of the claim, and it is not simply a nightly-rate comparison. A furnished apartment here exchanges daily housekeeping and a staffed front desk for a full kitchen, two or three separate bedrooms, on-site laundry, and one invoice covering the whole stay. An extended-stay hotel room is typically a single room with a kitchenette at best, which for a family of four over ninety days changes both the household's daily cost of eating and the number of separate line items in the file.
The honest trade is the other direction too: this is a four-floor walk-up with no elevator, and laundry is on site rather than inside most units. Both are stated plainly rather than left for the household to discover on arrival.

Placing a household in three steps
One. Send the household size, bedroom count, requested dates and the full anticipated period, together with the billing contact and any claim reference. Sending the complete period rather than a short first block gives the best chance of matching dates to availability, and matters most after a storm when several households are searching at once.
Two. A written quote comes back naming the apartment, the square footage, the rate for the requested period and the applicable minimum stay, plus the documentation KTJ will issue. State any required receipt format at this point.
Three. The lease is issued, check-in is set including after-hours arrival if the household is arriving late, and itemized receipts and the invoice follow as the stay progresses. Request any extension before the current placement ends.
What is not being represented
KTJ Krug LLC is not an ALE provider network, an approved vendor of any carrier or adjusting firm, and has no insurer or ALE-provider partnership. No approved-vendor status is claimed or implied, and none should be recorded in a claim file on the basis of this page. What is offered is a furnished apartment, a lease, and itemized receipts suitable for an ALE reimbursement submission. Whether a given carrier accepts a given placement is the adjuster's determination, not a representation made here.
